House Rules

• Check-in is any time after 4:00 PM. Early check-in may be available - please check with us in advance to confirm availability and any applicable fees. Unauthorized early check-ins will incur a $500 fee.

• Check-out is at 10:30 AM sharp. Unauthorized late check-outs will incur a $500 fee.

• Authorized early check-in and authorized late check-out will incur a minimum $100 fee.

• Quiet hours are from 9:00 PM to 8:00 AM. Please be respectful of our neighbors during these hours.

• Loud music is not allowed on the property at any time to maintain a peaceful environment for the neighbors.

• Noise levels are monitored using NoiseAware sensors (no audio recording). During quiet hours, sustained noise levels above 50 NRS indoors or 15 NRS outdoors for longer than 10 minutes may be considered excessive noise and a violation of our no-party policy. Violations may result in a $1,000 disturbance fee and/or immediate removal from the property.

• Only the guests listed in your reservation are allowed on the property unless approved by us ahead of time.

• Smoking is not allowed inside the home.

• Any vomit, feces (including pet feces), blood, or stool is considered a biohazard, and will incur an automatic $500 fine if found on the property.

• Pets must be approved prior to your stay. A $100 pet fee covers up to two pets.

• The person who booked the reservation is responsible for all guests, any damages, and all incidents during the stay.

• Smart thermostats are available for your use, with temperature limits set for efficiency. Please keep
windows and doors closed when using the heating or A/C.

Pool Rules:

• No lifeguard is on duty—swim at your own risk.

• No glass is allowed in or near the pool area.

• Pool heating requests must be made at least 24 hours in advance. Once payment is received, the heater will be turned on at 8am, with a target temperature of 82°F by 4pm on the first day.

• Spa heating is always complimentary :)

• Pool heating takes up to 10 hours to reach 82°F and must be requested in advance, ideally at the time of booking. Payment must be made before heating begins. Any tampering with pool equipment will result in a $1000 fine.

• Any evidence of smoking inside the house or tampering with cameras/noiseaware sensors will result in a minimum $1,000 penalty.

The space
This west-facing Rancho Peñasquitos spot is the kind of place you’ll never want to leave. Tucked in an upscale hillside neighborhood, the house is all about good vibes and outdoor fun. Think tropical getaway vibes with a saltwater pool, waterslide, waterfall, spa, fire table, and insane panoramic views over the city. Perfect for chilling out or turning up, whatever your mood.

Inside, the layout flows effortlessly. Downstairs you’ve got a sleek, modern kitchen that opens up to the dining and living areas. Great for cooking together, streaming a show, shooting pool, or cozying up by the fireplace. There’s even a full bathroom with a shower and a laundry room with two dryers (yes, because pool towels).

Head upstairs and you’ll find five bedrooms that are super comfy and made for a good night’s sleep:

✨The home has central heating and AC to keep you comfortable year-round.
✨This is a family-friendly neighborhood, so please keep noise down during quiet hours, especially at night.
✨ Pool heating is available up to 82°F for $150/day minimum. There is a 2 day minimum charge for pool heating. Pricing is based on current SDGE natural gas rates. Spa heating is always free, just press the button on the remote to turn on the jets and begin heating 🙂
✨Pool toys and floaties shown in the photos are for staging purposes only and are not guaranteed to be available during your stay. However, guests occasionally leave behind floaties they’ve purchased, and when they do, we keep them at the property—so there are often some available for use.
✨A $100 pet fee per pet applies (up to 2 small dogs) to cover deep cleaning after checkout.
✨If you are bringing a pet, a non-refundable pet fee of $100 will be added to the reservation and covers up to 2 dogs.
✨Hosting more than 14 guests, each additional guest will incur an extra $50 per night.

PQ (short for Rancho Peñasquitos if you're new to the area!) is one of those laid-back, family friendly neighborhoods that locals genuinely love calling home. Tucked away in the northeastern part of San Diego, it’s peaceful, scenic, and full of charm. The community vibe is strong here, and you’ll feel it through local events like the Mt. Carmel Tournament of Bands, the lively Fiesta de los Peñasquitos, and the festive glow of Christmas Card Lane in December. It's a big deal around here!
