House Rules

Check-in is anytime after 4:00 PM. Early check-in may be available — please check with us in advance to confirm availability and any applicable fees.

Check-out is at 10:30 AM sharp. Unauthorized late check outs will incur an additional nights fee, as our cleaners have very tight schedules.

Quiet hours are from 9:00 PM to 8:00 AM. Please be respectful of our neighbors during these hours. Excessive noise may result in fines or the cancellation of your reservation.

Only the guests listed in your reservation are allowed on the property unless approved by us ahead of time. Additional guests will incur extra charges.

The exterior of the property is monitored with security cameras. We also use NoiseAware sensors both indoors and outdoors. These devices alert us only when noise levels are consistently above a set threshold — normal conversation won't trigger an alert.

Loud music is not allowed on the property to maintain a peaceful environment for the neighbors, and quiet hours are from 9:00 PM to 8:00 AM. Please keep noise levels down during these times. Failure to do so will result in a $500 fine and/or immediately removal from the property.

Smoking is not allowed inside the home.

Any cleanup involving vomit, feces, or blood will result in additional cleaning fees.

Pets must be approved prior to your stay. A $100 pet fee covers up to two pets.

The person who booked the reservation is responsible for all guests, any damages, and all incidents during the stay.

Smart thermostats are available for your use, with temperature limits set for efficiency. Please keep windows and doors closed when using the heating or A/C.

Pool Rules:

No lifeguard is on duty — swim at your own risk.

No glass is allowed in or near the pool area.

The pool can be heated upon request — fees are based on current natural gas costs.

Spa Heating is always complimentary :)

Pool heating takes up to 10 hours to reach 82°F and must be requested in advance — ideally at the time of booking. Payment must be made before heating begins. Any tampering with pool equipment will result in a $1000 fine.

The space
This west-facing Rancho Peñasquitos spot is the kind of place you’ll never want to leave. Tucked in an upscale hillside neighborhood, the house is all about good vibes and outdoor fun. Inside, the layout flows effortlessly. Downstairs you’ve got a sleek, modern kitchen that opens up to the dining and living areas. Great for cooking together, streaming a show, shooting pool, or cozying up by the fireplace. There’s even a full bathroom with a shower and a laundry room with two dryers (yes, because pool towels).

Head upstairs and you’ll find five bedrooms that are super comfy and made for a good night’s sleep:

☆ Primary bedroom: King bed + twin-over-twin bunk + roll-away + private bath with tub.
☆ Bedroom 2: Queen bed + air mattress.
☆ Bedroom 3: Twin-over-queen bunk.
☆ Bedroom 4: Twin-over-queen bunk.
☆ Bedroom 5: Twin bed.
Each room has its own smart TV, cozy bedding, and space to unpack and settle in.

But let’s be real, The backyard is the star here. Jump into the pool, zip down the slide, soak in the spa or just hang out next to the waterfall. Fire up the Green Egg or the gas grill for a BBQ, grab a seat at one of the two dining areas, or kick back around the fire table while the sun sets. And if you're into games, you're covered with a pool table, ping pong, pinball machine, and board games galore.

You’ll have the entire estate to yourself, including the backyard, pool, games, laundry room, and peaceful verandas. Enjoy full privacy and exclusive access to everything during your stay.

✨We follow enhanced cleaning protocols between stays, with extra attention to high-touch surfaces.

✨The home has central heating and AC to keep you comfortable year-round.

✨This is a family-friendly neighborhood, so please keep noise down during quiet hours, especially at night.

PQ (short for Rancho Peñasquitos if you're new to the area!) is one of those laid-back, family friendly neighborhoods that locals genuinely love calling home. Tucked away in the northeastern part of San Diego, it’s peaceful, scenic, and full of charm. The community vibe is strong here, and you’ll feel it through local events like the Mt. Carmel Tournament of Bands, the lively Fiesta de los Peñasquitos, and the festive glow of Christmas Card Lane in December. It's a big deal around here!
