• Check-in is any time after 4:00 PM. Early check-in may be available - please check with us in advance to confirm availability and any applicable fees. Unauthorized early check-ins will incur a $500 fee.

• Check-out is at 10:30 AM sharp. Unauthorized late check-outs will incur a $500 fee.

• Authorized early check-in and authorized late check-out will incur a minimum $100 fee.

• Quiet hours are from 9:00 PM to 8:00 AM. Please be respectful of our neighbors during these hours.

• Loud music is not allowed on the property at any time to maintain a peaceful environment for the neighbors.

• Noise levels are monitored using NoiseAware sensors (no audio recording). During quiet hours, sustained noise levels above 50 NRS indoors or 15 NRS outdoors for longer than 10 minutes may be considered excessive noise and a violation of our no-party policy. Violations may result in a $1,000 disturbance fee and/or immediate removal from the property.

• Only the guests listed in your reservation are allowed on the property unless approved by us ahead of time.

• Smoking is not allowed inside the home.

• Any vomit, feces (including pet feces), blood, or stool is considered a biohazard, and will incur an automatic $500 fine if found on the property.

• Pets must be approved prior to your stay. A $100 pet fee covers up to two pets.

• The person who booked the reservation is responsible for all guests, any damages, and all incidents during the stay.

• Smart thermostats are available for your use, with temperature limits set for efficiency. Please keep
windows and doors closed when using the heating or A/C.

Pool Rules:

• No lifeguard is on duty—swim at your own risk.

• No glass is allowed in or near the pool area.

• Pool heating requests must be made at least 24 hours in advance. Once payment is received, the heater will be turned on at 8am, with a target temperature of 82°F by 4pm on the first day.

• Spa heating is always complimentary :)

• Pool heating takes up to 10 hours to reach 82°F and must be requested in advance, ideally at the time of booking. Payment must be made before heating begins. Any tampering with pool equipment will result in a $1000 fine.

• The spa cover must remain on the spa whenever it is not in use to maintain water temperature and cleanliness. Guests must keep the spa clean and free of foreign substances (lotions, oils, dirt, food, alcohol, etc.). If the spa becomes cloudy or contaminated and requires draining, refilling, and chemical balancing, a $150 service charge will apply.

• Any evidence of smoking inside the house or tampering with cameras/noiseaware sensors will result in a minimum $1,000 penalty.
